Capital improvements that increase the value or useful life of a home are generally exempt from sales tax in New Jersey, with a few exceptions. Your contractor should ask you to fill out a ST-8 in order to claim the exemption. A kitchen remodel would likely be exempt, unless you were actually just doing repairs or maintenance. NJ Tax Bulletin S&U-2 covers the topic of sales tax and home improvements from a consumers perspective. Hope this helps provide some guidance!

Although I haven't personally taken this course yet, you may want to consider attending Jeff Otteau's "Advanced CMA Techniques" event. My understanding is that the event is like a mini appraisal course. I have attended other workshops by the Otteau Group and always find them very valuable.

@Zain B. You're welcome! I was surprised that an online option wasn't available also. I don't remember exactly what I paid at the time, but it was similar to other courses that were available. Unfortunately, the 75 hour Pre-Licensing Course is not available online in New Jersey. You are actually required to attend the class in person! Your best option is to google "New Jersey real estate schools" and look for a provider who offers the classes near you. I took the course through the Weichert School of Real Estate. There is no obligation to sign up with them as your broker after becoming licensed (I actually end up at RE/MAX). Hope this helps!

Tracking and printing receipts is definitely an option. First, setup a Pro Xtra account at the contractor's help desk or online as Andrew mentioned. Then you can enter all the credit card numbers you use at HD online. Every time you or a contractor makes a purchase, you will automatically be emailed a copy of the receipt (you don't even have to remember to give them a phone number). You can sort and review all your purchases online as well. Good luck with your rehabs!
