Hey Glenn, I'm an active flipper/wholesaler in the WTBY area, I grew up in WTBY so I know the market ins and outs. Yes there is properties the you can purchase for under $70K and I wholesale properties under $70K all the time to other investors. As Eli mention above the taxes are high in waterbury but if you buy at the right price you will offset some of those high taxes. I know investors that have a big portfolio of rentals in WTBY and have a good cashflow. Send me a PM so we can talk more. I can wholesale you your first WTBY off the market property.

Hi everyone, I came across the site Investor carrot and see some benefits that would suit my needs to drive in leads but I have a question to anyone who has or had an Investor Carrot site created for their business.
Should I go hire someone to build me a website and then integrate my website with Investor Carrot's website or just use Investor Carrot? The only reason I ask this is after using Investor Carrot you may have build a presence (Brand) on the web using their site and having people go top your IC site and if you decide to cancel their product you will be forced to start over another site to build that Presence on the web again.

Go to the clerks office in whatever town/city you are looking to target. There should be public computers you can use to access public data. Ask one of the workers there to help you find certificates of Devise/Probates. These certificates would show you who just inherited any property. Sometimes you won't get the inherited's address which you may have to do some digging on other sites.

James, I'm doing more than 3 deals a year plus I can potential listed some leads that don't work for me as an investor. Andy Crooks, I would use an LLC to sell my deals on the MLS so I can get the commission. I will look into my city hall to see if we have that system in CT. Thanks for the tip.
Jon, I was thinking the same thing but in my state its only 60 hours to take the course and cost $500.
