In Ohio, all property managers are required to real estate agents. As such, most will also gave a listing agreement with the owner in case they want to sell.
This, if the property manager is ligit... you are not going to go to the owber direct.... the mere fact that you find the property manager infers that he or she is "procuring cause"

Check out buildium.com. it automatically sends out late notices and invoices late fees. You end up with a proper tenant ledger.
I have been using it since I started my property management business.

You do not need a license to make or sell software in Ohio.

Keep in mind that property managers in Cleveland are required by law to be licensed real estate agents. Ask for references.

The only concern I see is the slow drain... sometimes this is caused by improper venting. Tuck pointing should be about $300 to 350. Trees can be deceptively expensive because of close proximity to neighbors house.
I used to live in parma... what street are you looking at? Great rental area.

Here is another way to look at this question. Let's say it takes 2 hours of your agent's time to show you a property, write an offer... and another 2 hours to respond to the seller counter, etc. Of course you respect your agent, so would you be willing to pay her $50 per hour to happily write the offer, another $50 per hour to respond, and perhaps another $50 per hour to run around and show you properties. Doing this, you could then arrange to have your agent rebate some or all of the 3% commission they are going to make when the deal on one of your $25,000 properties finally goes through.
If you would be willing to pay the agent for her work in this way, you would have the basis of a wonderful relationship. Since you seem to know better than your agent if your offer is reasonable, and you would not be willing to pay the agent for working for you and doing as you ask, then why not?
This follow-up is not meant to propose an alternative to working with an agent on a commission basis... but more intended to help you see what you are asking your agent to do for free. There are only so many hours a day. Imagine how much money an "investor friendly" agent would make, if their 20 investor clients each had them show 20 properties per month, place 20 offers per month, and closed on a total of one or two per month. It would not cover the gas!

Getting licensed in Ohio and then doing wholesale is a very easy way to loose your license, and earn some substantial fines.
