Why can your tenant (or anyone) make anonymous deposits into your bank account?

You leave yourself open to just this very thing, and worse.

When I contemplated this, and talked to my bank, they quickly talked me out of it. There is a lot more at risk than a bad tenant claiming you agreed to settle for less.

Feedback? Never let easy give them the upper hand.

You are fine. We did this, intending to tear down, build new and then occupy. On the day the old house came down, about a month after we closed, a Fannie inspector actually showed up to verify we moved in! Ha! If you read the addendum carefully, you'll see that the requirement is that you "intend" to occupy. And they will verify this after purchase. We simply put in that occupancy was going to occur after tear-down and new construction (our real intention). Then 2008 happened. We never did build and we haven't heard a word from Fannie.

Double check with that attorney. Seems you're associating them living in camp trailers as tenancy on your property. May not be the case, it may just be good old fashioned trespassing. Camp trailers are not real estate, and if there are not provisions for living (electrical & sewer hookups, etc.) then perhaps the elements for tenancy cannot be established. I can't imagine any claim of tenancy can be established when occupation is illegal in the first place.

No question. Those 5 and 7 year ARMS taken out in 2005-07 are resetting. Can't refinance cause they're upside down.

If you can find someone foolish enough to what, assume a $162k loan on a $130k property(?!), I guess they would also be foolish enough to give you an assignment fee.

Finding a bunch of Mercury dimes in a former bank might be one thing, finding a hollow brick in the crawl of a house formerly owned by an embezzler might be another, given the statute of limitations on the crime.

Good thing we're speaking hypothetically.

The best find I ever made was a stash of rings and pins, all gold and some with diamonds, hidden between floor boards and under carpet I was replacing (in a rental just purchased).

One ring was a very old high school class ring with initials inscribed on the inside. Several pins were in recognition of 10 years, 20 years, and 25 years of service at a local hospital. After a little digging, found the person (by then, long retired) who had many of these items stolen by her son to buy drugs.
