This post doesn't seem to match the subject line. What is $20 a month cash flow? Is that how much cash flow you are receiving now on your SFR? Is that your cash flow goal?

What is Podio? I guess I could google it?

I have not tried this but I have heard that "cash for keys" may work. Try offering them some money to leave. I was shocked to hear that the average person does not have even $400 in savings. They would probably leave for a couple hundred and that might cost you less than an eviction and may be faster. (just my opinion as I have NO experience with this method). Good luck!
