 Yes the for is Vinyl. It was $1.29 a sq ft. I am going even cheaper on my next rental and I will stain the concrete.

I am not sure where is the place located, but you might consider putting some recess lighting and getting rid of the 80's light fixtures. 

 Hey Yosif, thank you for your comment. I agree with you the fixtures could be updated and it would have been much nicer if I purchased new cabinets. Keeping the cabinets was definitely a financial decision. Maybe I will eventually purchase new cabinets after my first renter moves out. I do not think I will have a problem keeping it rented. When I placed it on zillow, truila and craigslist I got 95 families interested. The tenant I selected is a school teacher and she was okay with older fixtures and cabinets so maybe I got lucky or maybe I could have rented it for more if I had updated it a bit more.

This is not a flip but is instead an update to rent. I removed the green carpet, painted all of the wood panel, removed the wall paper trimming around the ceiling, new counter tops and flooring. Kept the cabinets, stove and refrig. This is my 2nd rental. (My mortgage is $660 renter will move in on Monday renting for $1200).

I ran a search for you..... These are south of dallas available today. You can also look north in Carrollton, Lewisville, The Colony.

  This is my 2nd rental property. Just secured a tenant yesterday. Kept the kitchen cabinets, stove and refrig. Changed counter tops, flooring and painted all of the wood panel. Also just started renovation on #3 will post pictures next week when its done.

@Leland Smith You mentioned your realtor. Was the house already listed on the MLS with a realtor? Most people who list their homes are wanting to receive an offer close to what they have listed it for. You may do your own advertising to find distressed owners who might me more willing to negotiate on price. These owners may be divorcing or heading to foreclosure etc.

 Glad you are out making offers.

 Have you tried attending a local real estate investment club? There you may find many people who are interested and would like to be on your list.
