Check out the BP beginner's guide and the wholesaling podcasts under the learn tab. It's great information for a newbie and will point you in the right direction. Also, continue to network with folks in your area, set up forum alerts for your area and attend as many local REIA meetings as you can.

I've used both services and I prefer Real Acquisitions. I have used RA.com for two years now. The RA team has recently added a CRM portion to their system that assists in organizing your leads and all communication related to your leads. Also, the team conducts trainings every Mon & Thurs @ 3 pm on how to use the system. I like that these guys are local and you can attend their networking meetings (3rd Thursday's each month) to ask questions face-to-face. They are very friendly and help people that are never too busy to answer your questions.

ListSource is a good lead source but they don't provide the CRM feature which is important to an investor's business.

I hope this helps in your decision.

@Bryant Brown I like your enthusiasm! Find a local mentor and buy him/her lunch and pick their brain. Attend as many REIA meetings as possible and network, network, network! There are plenty of experienced investors out there that are willing to share their knowledge and experience with someone just starting out.

I hope you have an alert setup on BP to get connected with investors in your local area. This is a great place to find a mentor.

Be sure to watch podcasts on Bp.com regarding fix & flip and wholesaling. I believe you should incorporated both exit strategies into your business. However, your decision may depend on your personal finances. What's your funding situation like? Have you built your buyer's list? What's your credit situation? Do you have private lenders lined up? Have you connected with contractors to assist in the fix & flip area?

Educate yourself on both exit strategies. If you can answer the questions above and some that may come up during your due diligence you will find your answer.

I have a vacant house program where I pay my birddogs $5.00 per accepted lead. I provide specific criteria of properties I'm looking for and the birddogs submit the requested property info and pics through my website.

If my birddogs are doing well I will increase the rate per accepted lead and eventually move to paying a % of the sale.

I've used RealAcquisitions.com for two years now and it's a great lead source. The RA team has expanded the service to include CRM capabilities and they are always making improvements thereby giving its users more access to relevant data to make sound business decisions.

Welcome to REI! It's a great business to get into. I've investing for two years now and have been through the ups and downs of starting a new business. In hindsight, I would have joined a local investor's coaching program. There's nothing like having someone there to walk you through the process step-by-step.
