Hey BP family, 

I need your help.I am new to real estate investing and searching for my first fix and flip. I have contacted a real estate attorney to draft a contract that I can use when hiring my GC (I will not be doing the work myself). The question is can you give me your top 5 things you would want in a contract for your contractor? Thanks in advance.

 @Dan DiFilippo Hey Dan I am a new investor myself. I set a goal to do my first fix and flip in three months. I would would say Use BP I have connected with great people on here from my rookie Wholesaler partner and a experienced investor who is allowing to shadow them on there project. I would also keep educating yourself read as many books and podcast as you can and most importantly take action daily on reaching your goal. Can’t wait to hear about your first deal.

Hey BP family, 

So I called a “for sale by owner sign” driving for dollars. The owner is an investor and is looking to unload a good portion of his properties. I am a new investor (little over whelmed) I did my research and ran my numbers and out of the five properties he gave me there is one that makes sense per county records he bought for $68,000 in 2011 in south Florida that is extremely unlikely in today’s market. Strongly believe he bought cash and owes nothing on it. If I offer owner financing can I get a construction loan thru a hard money lender or bank to cover repairs till I fix and flip it ? Thanks

Hello BP Family, 

  I found a home that has a "for sale by owner" sign in the front yard. I wrote the down the address and phone listed on the sign. When i got home i started to do some research before giving them a call tomorrow. The for sale sign list's it as a 3/2 single family home but, i checked realtor.com and county records they have it listed as a 2/1.The question is when i visit the property and have a conversation with the owner should i bring that up and ask if the additional room and bath were permitted ? and if not use that in my negotiations for purchase price ? i plan to fix and flip this home or whole-tail this property if i can get at a good discount. FYI this would be my first deal.
