If you wanna plop down money and have it earn for you without doing much work and is something you can do online try an ETrade account and some mutual funds.
Screen your tenants just the same, you wouldn't let drug addicts in if they were paying the bill themselves would you?
Probably the most stable tenant I can think of, not going to go out of business anytime soon. :)

Like the above poster said you can probably get them to hold a month with a month's rent as a fee but probably not from now til Jan without paying the full 3 months rent.
