@James Grasty That seems like a very fair price. I would be very grateful if you could provide your builder contacts. There is a triplex being built a few blocks away from where I would like to build, that'd be a coincidence if it was yours lol.

I'm currently looking to build on a existing lot that is zoned R2 for multifamily. I already have a duplex on the lot, but have plenty of room to add another unit. The problem is that I am new to the construction process. Does anyone have any information on the building process? Do I have to apply for permits first? Is there a current price per square foot for new builds in Kern County? TIA for all of your help.

@Jeff Petsche I saw in your post that you mentioned Seller Cycle I and II as well as Buyer Cycle I and II. I'm interested in reading up on these cycles. Do you have any book recommendations on this subject?

How do you all like the new "Random 5" segment on the BiggerPockets podcast? Personally, I did not mind it when they played it at the end of the podcast. In the current format, where they insert it into the middle of the podcast, I find it a bit of a hassle. I have to press the skip button like 30 times to make it through quickly. Don't mean to sound like a hater, and I love the BiggerPocket podcasts. It's just that I listen to learn about investments, not to find out what someone's favorite color is. Who knows, perhaps I'm the only one that feels this way. Let me know!
Great that you're starting so young. I'm also a Bakersfield, CA resident. I recommend you read the classic book, Rich Dad Poor Dad by Robert Kiyosaki. It's a nice starter book that'll let you get an idea of how the process works. Set yourself a goal. Attempt to save at least 10% of what you make and begin looking at the price of real estate in your area. I firmly believe the best way to start out is house hacking. A multi family unit you can live in is your best bet to start. With an FHA loan you can move into a house with as little as 3.5% down payment. Hope I gave you some ideas. If you need anymore help don't hesitate to ask.

@Gene Hacker Thanks for your advice! I think I saw in a different post that you mentioned a certain appraiser that released a newsletter or a market assessment for the Bakersfield area? Could you clarify what that was?

Hey just a new member already excited by all that BP has to offer.
I'm from the great city of Bakersfield, CA and find it a great place to live!! Sometimes. I currently work in a lab, go to school pt and look for deals as a hobby. An exciting hobby. I started investing with a duplex, house hacked, and then had to move back in with my parents. The shame! But I love the cash flow. I love buy and hold rentals and am particularly intrigued by deals in C-D neighborhoods. I feel like that's not very common thing on the BP site?
Also, I live near the small town of Shafter, CA and am wondering whether anyone is active there. I think the central valley of California is great place for cash flow investments. Am I wrong? Still very green at all of this investing so I enjoy any tips, recommendations or constructive criticisms. Ciao!
