what climate zone? State? Full sun? partial? or shade? soil type? Low maintenance! flowering shrubs? personal prefrence? Height restrictions? color of house and trim? Whats is there now? Can u Submit a pic?

Duly noted Vic.... After review of said property, my offer was as followed: Bank to pay buyer 15k to except ownership and to eliminate all further notices and hearing of the neglected property. My counter offer will be -10k. Unfortunately the home had suffered an extensive amount of damages (wall to wall, basemnt to roof). The year of the structure is finally known: 1890's with several additions added through out the years. 800 sq ft is the guestimate of original footprint, 1000 sq ft had been added. Would have to be a complete teardown, recycle and take away, no recent land comps. With year of the structure, the added potential for proper Asbestos removal, further investigation on the preliminary comps have been reduced, (90K - 100k) have lead me to my asking offer. Thanks again for the insights...

Thanks Michael, I believe the town itself doesnt consist of actual warzones. But it will be certainly Rough to Semi for sure. Either way all will be noted tomorrow. Ive inspected and done evaluations for others in the past for warzones. Its mind blowing to see just how far people will go for scrap, or how a vacant property is used after sundown. Best bet for this one may be to demo its contents into a dumpster and sell the lot. Build a Modular offsite?, work nites?, or move on? TBA..

any one have personal experiences with warzone properties? Im certain 95% of all investors will pass on this "deal"... But also know that shortly someone in the 5% will be coming to buy. Fire damaged house in warzone, bank is almost giving it away @ 15k. Comps are 139k. Reviewing tomorrow to gauge scope needed to repair. Not condemed, no contractors needed... 1) pack up tools daily 2) no copper, pex only 3)never install any appliances till closing (ps take pictures) 4)keep in all low low low end 4)Not a disrable resale 5)limited resale to slumlord, therfore throw away the comps 6)?? just stay away? Personal experiences, thank u...

Wow! After reading replies, one would wonder if people are here to help or get the influence numbers up on their profile page. Door stop! Door stop will only cover a 1/4'' void, when its flat on the jamb. Anyone see the distance between the window and jamb? looks heavier then a 1/4'' to me. Maybe thats when someone recommends more caulk, maybe even duct tape to fasten it too...
