qoute, estimate, proposal, contract.... depending upon the scope of work? all can be used in order for a contractor to start. Prefer a contract, myself... FYI: no deposits, u can cover your materials, it can save you money.

Will, Really?!!? When an animal and or insects have made a home inside wall cavities. How does one get them out, to remove the "home" or to treat that area? Opening up either interior or exterior walls. Believe that the forum was about, removing bees from via exterior extraction. Contradiction, "Ive personally have seen" mice nesting in attics(soaking urine into drywall), and rats at ground level inside wall cavities. :roll:

Larry, would you use your doctor for a surgery if you knew he had no insurance? would you drive your car regardless of how far you had to travel, knowing you had no insurance? its the same with using contractors! sorry, if your "contractors" dont have insurance, they are not contractors, they are friends with hammers and nails...

good start. City wants license numbers. The GC's pulls a permit that allows plumbers and electrians to pull their respected permits from. Homeowner can pull permit to GC. Still doesnt waive liabilty if something goes wrong prior to an inspection. Think my point is, would you live in this house, with the work ethics for which you are looking to preform? If someone doesnt maintain insurance for their work practices, chances are they have nothing to take from when and if something goes wrong. I pay 13k in insurance per year, I can spend that in a heart beat, but I protect myself from anything and everything...

Thanks J Scott, the small salary covers the running around and the 15% from total profit. Almost sounds like a mobile secretaries position. (no pun)What if the home has an unmistakable unforseen issue that create a flat line for the profit margin? or is ther other incentives? lease turnovers? deep equity maintenance? Ned you saying 50k annually for PM?
