Can someone comment on why municipalities charge a high bid premium on winning tax lien bids, and what happens to these funds since they don't incur interest. For example, I see a MD county charging a 20% premium on any bids that are higher than 40% of the cash or assessed value of a property. So am I correct in assuming a $42k winning bid on a property worth $100k would incur a $400 high bid premium.

$100k x .40= $40k, thus $2k x .20= $400 for a total purchase of $42,400 , of which the $400 is not interest bearing.

Is this a financial incentive for mortgage holders on a property to take FC action quickly?

Please correct me if Im not grasping the math.

How would the investor's funds be secured? Are you offering a personal guarantee? What is the condition of the property? How much additional money do you expect to spend to get it rent ready?

Your post is titled, How fast can I get this person out. Your post states you ...rather put up with her being an infant.... But consider the faith your other tenant may be losing in your ability to keep your home a tranquil place. Also, DO NOT underestimate what a spiteful roommate is willing to do to your property, food, mail, etc while you are out of the house.

It might even be worth pro-rating her rent for the remaining days in January, so you can get the room cleaned up, and put on CL or however you advertise.

Check out Prosper or Lending Club for P2P loans. Even after they are funded, you can choose not to accept the loans if you are not satisfied with the interest rate.
