 @Amy Lemaistre Homes in the Augusta market can move fast depending on the price point, location, and finishes.  I live in this market and have had some good experiences if you need more detailed information.

I agree with @Matthew Crivelli on how low the rents are and the difficulties you will have finding a DSCR lender. I invest in Augusta and believe you have a potentially good opportunity pending location. If you acquire the property vacant are the turns easy enough to get a team in and out quickly? Does the seller wants you to honor the current lease? Is the seller open to creative financing?

Cash offers have to be favorable to you and if you go the hard money route I don't know many lenders that will fund you if the portfolio value is anywhere near ARV. The seller knows this so look for a few ways to bridge the gap and make the numbers work for you long term.

 Hey @Matt Weiss!  I know that area and have had some difficulties renting.  I don't want to say the market has dropped but it has slowed down a bit in Augusta.  I dropped my rent by $200 just to get a qualified tenant in.  Tenants aren't moving as freely as they were just last year.  One place I recommend you list your property is at the local Military Base Ft. Eisenhower (previously Ft. Gordon)  Contact me directly if you need some help getting it listed there.

Even if I close on the deal first, then sell it and pay off the loan, that would defeat the purpose of the seller financing, right? Otherwise the seller would not want to sell in the first place. 


 Biggest thing here is transparency.  Let the seller know that you have investors that may want this opportunity.  You are the deal finder and you have to comfort the seller into knowing they will receive payments from whoever your end buyer is.  Anything can be assigned don't over think it.  Hit me up if you have more questions.

Recently I've seen a few lenders increase the LTV to up 80%. This includes Lima One Capital, Mofin, and Kiavi. The company I'm with offers up to 75% LTV. Expect the LTV to vary based on your deal's Cashflow, Location, and Long term Strategy.

I'd advise you to check with your local REIA. Some investors will partner with you in the deal by supplying the down payment. There are also investors out there that can sponsor your DSCR loan if you need additional credibility with the lender.
