 I like the High Equity list and tire landlord stack for owner finance and wholesale.  For Subto, I like the low equity list or to find buyers who closed from 2018 - 2021

Do you plan on investing in commercial property or residential property?  It's good to start out where you'd like to grow.  There are plenty of lenders that will lend to you as long as you have the knowledge and the team to execute your vison.

The new property management can roll the late fees into the next months rent as well.  Meaning the tenant will carry a balance on top of the rent.  If it doesn't get resolved when the tenant moves out it can be taken from the deposit.  You have many options here.  Hope I gave you a few ideas.

TJ, when I look for a property I want to be at an ARV that sells quickly in the market. Rehab wise I'm looking at high cosmetics, light electrical, light plumbing, and medium exterior work. Of course if the property can be purchased at a deep enough of a discount then I'll work on heavier repairs. Not sure what you mean by price because the other numbers minus your fee would determine the price. Profits can be based on an amount or a percentage for the flipper. It varies by market so as some of the locals and use that number as a baseline.

Having a good CRM will allow you to track your leads more effectively. If you hire a VA and need to replace them, how would you track your leads? Narrow down what you'd like you VA to do or even better figure out what you don't like to do then hire the VA to do those tasks.

Focus on the ROI and cashflow for the buy/hold investor. Analyze the property as if you were in their shoes and work backwards from there. Take into consideration whether this will be a cash deal or BRRRR deal for the investor because the ROI will change drastically.

Are you trying to BRRRR this new construction house or another property? If it's the new construction house then you most likely won't have the equity available to refinance anyway. Please explain a bit more.

Hey Janiece,
I've seen a lot of investors do well with STR/MTR here.  As Erin mentioned, there are many opportunities based on the market's work demographics and the multitude of travel nurses/doctors we have to support your investment goals.  On a side note I've seen a few investors covert their LTRs to STRs then back to LTRs because of rental rate rising and to reduce efforts turning over the property with STRs.  

Great insight, thank you. Lastly, Any input on the sweet spot for home sizes? We were actually looking at a larger 4 bedroom home, not sure if smaller is better.


MTR can work well with larger homes and STR smaller homes. I'm actually considering doing a MTR on one of my units. I'll have to let you know how that goes!
