i dont think my parent listed as a renter. i think the letter saying my parent told the tenant to leave which isnt true.

just got a letter from rent board saying we evicting our tenant, which is false we never said or write that to them. so on the letter we write disagree and the reason. do i need a lawyer for this?

I currently have both.  Allstate for me was much cheaper by 2-300 a month but I am limited to only 4 rentals which is why I have Travelers for the remainder otherwise they would be all Allstate due to cost.  I recently filed a claim on my personal I also have for Allstate for a new roof and it took a lot of back and forth for common sense to prevail but they eventually replaced the whole roof vs. 143 shingles due to hail and wind damage.  I've never filed on Travelers so I don't have a comparison on that.  Allstate also doesn't have a list of banned dogs which is nice as well.  I still use the list my Travelers agent gave me for all properties but if someone sneaks in a support pit at least I'm covered.

Hi I was wondering is Travelers Landlord insurance good? Im getting another quote from Allstate for landlord insurance too If you have to pick which one you will get?

so i just talked to the tenant and she wants receipt for the utilities and full statement of the utilities. do i have to give receipt to her and the full statement? because some of my friend say they just show them and never give receipt for utilities.

 If they are good tenants, just put a copy in the mail.  If they are not good tenants, drop it off in person and get them to give you the check at the same time and you give them a receipt or send it via registered mail-anything with tracking.  The good tenants aren't usually a problem...the small number of weaselly ones take more time.


they are not good tenant and a lot of people recommend me not to interact with them as much as possible, that's why i try to tell them to drop the check in the security box and i will put a copy of the receipt on the side of the security box. i will tape the utilities bill amount on the door to let them know the amount.

yes its a share house ya i live with my mom in the same property as the tenant, she do all the renting stuff it just that the tenant starting to have problem so i have to tell her what she doing wrong and dont do it ever again.
One option is to change the locks to the tenant's unit and give them a key and one for you-do not give your mom one.  I'd also take over dealing with the tenant if your mom doesn't know the rules.

ya im taking over the renting stuff now. my mom will call them and i will meet them by myself and introduce myself and telling them i will be taking over from now on and give them my phone number and if anything let me know
