Hello everybody.

I have one rental property in Tampa, FL and looking to buy another one. i want to form an LLC in FL, however, I live in VA. I need a registered agent in FL but want to avoid paying a company to act as my registered agent and don't want to pay UPS store for a mailing address. I was thinking of making one of my rental properties the "agent address" and then putting a provision in the lease agreement that I will have my next tenant sign that requires them to forward any mail that they receive for my LLC to my home address in VA. Any thoughts on doing this?

Hi fellow BPers.

My wife and I live in Norther Virginia and are looking at focusing our growth efforts on Richmond, VA. Can anybody provide any insights on good zip codes/neighborhoods to focus on to find cash flowing, MFR that don't require a ton of rehabbing to get into (Looking to minimize initial cash outlay)? Not looking to get into war zones. Maybe B properties or higher. Any resources or perspectives you can offer, please let me know. Thanks!!

Hi Everybody.

I have a 6 bedroom single family detached house in North Tampa (nice area surrounded by golf courses). The current long-term tenants are moving out at the end of July. I'm seriously considering making this a short-term (airbnb) property.  I could rent out each room individually, but is that practical? How many people really want go to FL and rent out one room. I could also rent out the whole house, but I connected with another Airbnb host with a big house for rent and he's only had two reservations for Mem day weekend. Just seems like renting out a whole 6 BR house would severely limit your potential customer base. I am out of state, but have a decent local network to clean and maintain the home. 

Any perspectives/experiences to share?

Hi BP family!

I did a search on BP, and maybe I just typed in the wrong search term, but I was wondering... if I go to buy a property, can I get a mortgage for 80% of the purchase price and do seller financing for the other 20%? Is that acceptable? If so, is there a step by step guide on how to do this?

I am looking to potentially invest in a MF in Baltimore. Can anybody personally recommend a local realtor that knows that market and can help me find potential investment opportunities? I'm an out of town investor, so I would really be relying on local knowledge to make a sound decision.
