If anyone has an interest in becoming a ground rent investor, I have 10-20 I am considering selling. Drop me a line a I will send you my list. I have had them for years and I never collected on them. You would get the bonus of 3 years due when you collect.

Thank you for reading my past remarks and acknowledging what I foresaw. It was not prophetic but merely my viewpoint garnered from a lifetime of thinking of how the past will effect the future. I still feel that after an initial economic bounce things will quickly cascade downward. It will occur from the media and a world wide coordinated leftist effort to bring down the new President. These people never give up. When they lose they double down. I truly hope he can hang on and revitalize America. He is off to a good start. You seem to be a forward looking guy so it would be great if you stayed in touch with me.

Be honest about it and provide access so people know what they are getting into. That type of property is only for the hearty investor.

Your house inspector would not be the one to tell you. You need to have a Lead testing Company come out and test for you. I am pretty sure Chicago and Illinois require some type of certification before you can rent out a unit. Kind of important to check it out.

As I have said repeatedly here, make sure your properties have no lead paint issues. Otherwise, you are walking into a lawsuit with hazardous results.

The tax sale case all has to do with notice. If the Attorney who is doing the tax sale case properly gives notice to everyone with an interest in the property there is no worry. However, frequently interests are missed or people with an interest are improperly notified. For example, you serve a person and he later says "you served my son with the same name". Stuff like that is what the Insurers run away from.
