You don't have to show them anything. Simply put them in touch with your Real Estate Attorney. He will draft the mortgage for them and provide title insurance.

It is actually more simple. Don't pay a cent for the course. In Baltimore, you go to the tax sale department. They give you all the names, addresses and amounts for a small fee. The trick is to find the people. We used a private detective. The whole thing was a royal pain in the neck endeavor. We would find someone and they mostly would say "what do we need you for". "We can get the money ourselves. Thanks". Or they would believe it and refused to sign the document. Some people would say " I want nothing to do with the house". Please find something else to do with your time.

Yes foreclosure sales go on every day at the Court House steps around the country. Auction.com sells Bank owned properties. The Trustee sales you see shown on the site, at least in Maryland, are merely an additional form of advertisement. Auction.com picks up additional advertising money from the foreclosure Trustees. The more people who see the sale listing, the more people show up at the Courthouse steps.

The answer you are seeking is relative to the area and person. In Baltimore I can buy $60,000 properties and rent them for $1300. So to me it is not a good deal. Only you can determine if the numbers work for your area and finances. It seems to me that your return on investment may be in the single digits.
