A crucial question is whether they can meet your time limitations in preparing docs and answering your questions. Some title company attorneys don't do anything other than closings and don't want to do anything out of their normal activities. You really need an Attorney who is involved with the day to day real estate world.

Trustee sale is a foreclosure sale. You can't buy it from the Attorney/Trustee. If you attempt to buy it from the Homeowner you need to investigate whether there are any laws (like in Maryland) that regulate your ability to buy from someone who is being foreclosed upon. If you see a property you like just go to the Courthouse step sale. Its much easier. There will be lots of competition.

Simply get the property under contract with a kickout clause for you: "Buyer may void the contract if liens total over $30,000." Give it to your title company or Attorney and have the liens totaled up from the title search. Pretty simple.

Hi Beth,

    I just bought  condo in Buckhead and am looking to buy more. You can't go wrong there. The hardest thing to overcome is the little voice in your head telling you that you should not venture out into an area of investing that you are not ready for. But you need to ignore it and prepare to be strong minded. Gather all the info you can. Listen to inspirational speakers. You have the power to be great if you put all your thoughts into it. Prepare. It's better to be prepared for an opportunity you don't have than have an opportunity and not be prepared. Feel free to contact me for additional guidance. Buying a building with inherited tenants also can be a problem from the lead paint perspective in Maryland. I am hoping your building is lead free.

These are mostly drug houses that have been seized. Very problematic to insure. The Government does not follow normal notice procedures. Instead of giving notice to everyone with an interest in the property that they may lose it due to the taking, the feds publish in some obscure place one time that the property has been seized and that anyone with an interest needs to step forward to make a claim within a short amount of time. Crazy but true. The other big problem , I heard in one case in Baltimore City, the purchaser of the drug house was threatened by the family of the former owner. Rumor has it he sold it back to the family. Good luck.
