It's not an unusual situation these days. Introduce yourself to the homeowner. Explain you are the new owner. If a good neighborhood say you will be moving in with your family. Ask their intentions. Ask how much they need to get out in 30 days. Pay it if reasonable. If not, use the Court system. In my experience there is only a 1% chance the owner will purposely damage the house.

I used to own a bunch of lots I obtained from tax sale. Owning them was a royal pain. I used to get letters every other day from Baltimore City fining me for high grass and trash. I couldn't wait to get rid of them.

Simple. Buy 6 houses. Rent them for $1000 per month. Pay cash and don't refinance. Works everytime.

If you have money or access to it, the place to be is Buckhead. It is like Beverly Hills in terms of housing. I bought a condo there and right across the street they are putting up townhomes beginning in the $900's. That is the only part of Atlanta I know. Good luck to you and your family.

Once the Bank owns it there is a 99% chance that the only way to buy it is when it is given to an Agent to sell. It is a big waste of time trying to make a connection with the right person at the right Bank. You will have to wait it out and compete with other future buyers. With these market conditions, there is no incentive for the Bank to deal with someone they don't know even if you found the correct number to call. Sorry.
