I’m looking to aggressively grow my portfolio. I’m pretty mobile and able to travel (if necessary) to different markets as needed.  I’m interested in locations / markets that have a lot of upside and are trending towards property values being much higher over the next 3-5 years.  

what are the best resources to dig up data to see trends and where market values are looking to appreciate considerably?  My other properties are cash flowing nicely but I’d like to invest in an area where I can bet on equity going up considerably.  


Looking fir any and all advice!

I currently have 4 mortgages in my name.  3 investment properties and 1 personal residence.  I'm wanting to buy a lot more real estate (buy and hold).  I know I'm going to be capped on personal mortgages in my name after another few mortgages - at least that's what I hear (I've heard this can vary).

Should I take pause having so much debt?  I have good umbrella insurance.  Should I be concerned about so much debt on my credit report?  I feel as though all 4 of my properties are 'safe' in that they cash flow fantastically.  I have 6 figure w2 income.   I'm just trying to wargame this and make sure I'm not missing anything that I should be aware of or concerned with regarding this approach.

Other questions - is there a way to get around this 'cap' on personal mortgages?  Meaning...is there a way to do this with 10,20,50+ mortgages?  If not, what tools can I use to continue to grow my portfolio once I'm capped on personal mortgages from most banks?  LLCs?

Great responses, thank you both!  Definitely going to pick up the Bigger pockets book you mentioned.  

I still feel uncertain about how much equity to give up when structuring a buy and hold rental deal that I’ll be managing but I’m hoping to find out more from the book and checking out more forums.  Thank you both for your time!

I'm fairly confused with the strategy to use a HELOC as a down payment on an investment property....

For example - I have a $50k HELOC available to me. Let's say I want to buy a $200k home and use the entire $50k HELOC for my 25% down payment with a DSCR loan. What's the strategy here? - To pay my monthly mortgage and pay down the HELOC asap with my rental cash flow? This seems like this would take a while to pay down the HELOC - I'd imagine after paying mortgage and HELOC that I'd likely not be cash flowing very well, if at all, for a long time.

Am I missing the point of a HELOC? How could I better use my HELOC to grow my rental portfolio?? Any resources, links, comments, suggestions are very welcome!

I have been investing in real estate on my own, without partners for several years now.  I've come to a point where I'm unable to get anymore personal mortgages, but I would like to take on more turnkey rental properties to rent.  I have friends and family with plenty of money - many of which have expressed interest in investing with me.   I feel incredibly lost when it comes to structuring deals with other people.    Here's details on the investments I make....

Turnkey properties that I fully furnish and turn into medium term rentals.   I handle all of the the work involved with this, including leases and finding tenants.   I've had very good luck with investments like this on an individual level and I'd like to grow this.


How should I structure deals with friends and family??

Ideas I have:

1. Take loans from friends and family for down payments on homes and take out DSCR loans to purchase rentals in an LLC that I 100% own. I'd pay my mortgage and note with the friend with proceeds from rental. What would the terms look like with my friends/family? This approach is kind of weird to me, as I'd have 2 loans to pay off....

2. Cosign on DSCR loan with friends/family. I have no idea what split there would be on down payment and equity with this approach? Keep in mind, I would be taking on the responsibility of the rentals, these would be hands-off investors.

I'm very open to any ideas, resources, links you all may have!  Guidance is highly appreciated!
