Hello All,

I usually do my own GC work, but I'm attempting to manage projects from out of state. I'm looking to pick up a number of projects in 2024 and looking for a reliable GC that I can develop a strong, long term business relationship with. 
Areas: anywhere in the Northern Colorado region.

Please be able to answer the following questions:

Is your company insured with adequate coverage?

How long have you been in business?

What is your license number?

What is the payment collection like?

What is the best way to get in contact with you?

Is there a warranty on the work you provide?

Is your company in good standing with a trade association?

Hello All, 

I usually do my own GC work, but I'm attempting to manage projects from out of state. I'm looking to pick up a number of projects in 2024 and looking for a reliable GC that I can develop a strong, long term business relationship with. I'll be out of state but planning on visiting job sites relatively often to check up on work progress and whatnot. Areas: pretty much a 20 mile circle from Cincinnati city center. I tend to work in Northern KY (Newport, Bellevue, Covington, Dayton) but have done plenty of projects on the Ohio side of the river. I tend to work on the east side of Cincinnati mostly. 

Please be able to answer the following questions: 

Is your company insured with adequate coverage? 

How long have you been in business? 

What is your license number? 

What is the payment collection like? 

What is the best way to get in contact with you? 

Is there a warranty on the work you provide?

 Have you put together a pitch deck with a proforma? That is the best way to get someones attention. I could be interested in this project but without seeing the benefits and projected numbers and risk is tough. Remember pitching to investors they may get 10 deals sent to them a day (I use that term loosely), so you need to make sure yours sticks out.


 I have not.  I believe you're absolutely correct.  I'm brand new to this line of marketing.  I know I can create a pro forma in terms of finished project rental numbers.  Building costs - I'm working on this currently, still collecting data.  As far as a pitch deck - do you have any pointers on this?  Maybe a resource on how to create an effective pitch deck?

I'm working on many of these items currently.  Still lots of questions marks as I continue to explore all options.  Here's what I do know:

 I know the cost to build should be around $200-250/ft, depending on type of build.  Many options here - 3 single family homes, detached OR 2 sets of 2 townhomes.  The build could be piecemeal, meaning 1 set of two townhomes at a time.  I do have a builder in mind that has a great track record.  

Each home should be worth at least $600k, again depending on build.  Likely quite a bit more.

Permits still need to be applied for.  Zoning is appropriate for what I'd like to accomplish here.

Investor return - would need to talk to you regarding this.

The issue with you going through rezoning/entitlements to subdivide is that this is going to take you a year or more, you're going to spend tens of thousands of dollars, and the end buyer might not even want to build what you have approved.

Would an experienced builder build single family here, or townhomes? Would they want 2, 3, or 4 parcels? Would they want single story or 2 story? What style of architecture? Etc, etc.


 Awesome, thank you for the reply!  Luckily it won't need rezoned for single family, just subdivided.  A year?! Ugh, I hope the city is a bit quicker than that.  

I've got a pretty good idea that single family 2-3 story homes / townhomes will work nicely here. This is according to my prospective builders and just from what I see all around the city.
