@Jingru Sui Those are super strong areas with a lot of great schools. I've got a few in the area and even the past few years of appreciation are great. 

@Andy Zirger there is the monthly one that was held in Buckhead before craziness, and that usually had 100+ people and good speakers.

I have one TH off Grassdale Rd and it takes me 1-2 weeks to fill. I find that a huge demand driver is SPACE at lower price points. Lots of growing families looking to expand.

I would not call it a cash flow market - a lot of parents with kids graduating are moving to Cumming which is also seeing a ton of new development. 

Probably still some specific value-add strategies that people are implementing in that area if you could find those people.

@Bryan Vincent I live in Kennesaw and have been around Cobb County for a bit, it's appreciated a ton in just the past year. I see that the numbers are quite bad as you have SO many large houses that rent for very little e.g. 3000sqft renting at like $1500/mo which is absurd. If you look at the rental listings on zillow it just kinda looks like big money has had a footprint in buying up this inventory and flooding the rental market (takes off tinfoil hat).

I also don't see a lot of MFH inventory - it flies off the market too quickly.

@Julian Jackson what's a successful buy-and-hold strategy in English Ave look like? E.g. buy at $80k rent at $800/mo?

I went to GT a while back and that's definitely an area you stay away from. But at the same time most of English Ave is a designated Opportunity Zone... I'd say it's not a bad one either given it's in a known path of progress (beltline).

@Rick Johnson I looked into AirBnBs in Smyrna for a while - the houses shot up in price over the past couple of years since the stadium came up. Is there a certain part of the market you think would work best?

Looking at 3BR houses, you're looking at $200k+ and after expenses there's not a ton of profit left over.
