Post: Anybody doing short term rentals in Atlanta, GA?

I was doing some research and running the numbers is slightly different on the cost side:

  • Insurance is likely more expensive for STR
  • PM is way more (and I'd feel uncomfortable with most people doing this)
  • Operating expenses for a hotel
  • Extra CapEx for furnishings
  • Utilities

The revenue side seems really tricky and if someone can nail this down I'd love to hear their thoughts. But it also seems highly dependent on HOW you run your hotel business.

There's also some thought on which segment of the AirBnB market to be in - small, mid, large. I feel like small wants to be cheaper and as nice as a hotel room. mid catering to families that won't quite fit in a hotel, high schmoozing big spenders. 

Currently it feels like the high end MLS properties are cooling down, maybe that makes for an easier buy if there is a good AirBnB market for that.

Welcome! Graduated 2013 in Computer Engineering, also positioning myself to do some REI soon.

Those gentrifying areas are super enticing, but I am also an ATL suburb native. The thing is I've never been to those areas that used to be undesirable - so there is a lot of research and learning to be done to figure out those areas. If you search the forum history there is a lot of debate that helped me get an introduction of new ITP areas.

Wow I'm curious to see how this turns out - I bet you can do it! I've never done something like that but...

  • More skip trace - other there more reliable skip trace services to rely on? Maybe offer a greater incentive than their normal rates to find X person?
  • Social media - how old are these children? They may have a facebook or twitter?
  • PI - maybe a private investigator would have even more resources or advice. But maybe I've been watching too much Jessica Jones :shrug:

Hi BP, I'm looking to run an AirBnB in the Smyrna/Marietta GA area. Does anyone know of an excellent Property Management company that specializes in AirBnB? 

I am looking for a few qualities:

  • Super timely response rate
  • Great customer service / communication
  • Experience with working with short term rental portals (AirBnB, VRBO, etc)

Second @James Mcgowan.

The market is booming and has boomed. 1% deals are very sparse in good areas. For a conservative buy-and-hold strategy that wants a B class neighborhood, the Cash on Cash is mediocre. I think finding a 1% at a higher price point is generally more profitable, but rents seems more inelastic above $1.6k/mo (don't see them growing too fast). 

I think the niches are more key in a hot/saturated market - student rentals, short-term rentals, etc. If you can't get better housing prices in this part of the housing cycle, I'm looking for more revenue. 

@Drew Y. not sure why everyone mentions Atlanta as a cash flow market. There's not a lot of obvious buy & hold supply out here. Seems like Midwest is a better opportunity like @Jordan Moorhead mentions.

@Jeff Kehl Very interested in hearing about Rome. I feel like the smaller markets are the only thing remaining for vanilla buy-and-hold strategy right now in Ga. What sort of areas are the best to live in? I actually haven't been there, but it's one of the few places with an actual supply of houses!

Where are the major transient populations staying in Rome?
