besides checking the financials, I like to meet my perspective tenants.  Are they willing to meet first or taking the unit in blind faithful.  Obviously if its faith, NO WAY !

Also, be careful of the scam where they send you a larger check and you deduct the monies and return the rest.....BOOM their check bounces and they already have your cash too,

did you open an sec dep escrow account? Who's SS number ?

If you can not tell, then to all names on the leases

Also, whoever you decide on, just make sure a letter states it in advance so everyone knows sooner versus coming to you afterwards demanding money.

look for a couple of things like can the software accept partial payments or only full payments?  Also, if you can shut a tenant off in the case of an eviction (some States will cancel a notice if any payment is made).

How long has your tenant been there ?  You can check her out but not add her to the lease if the lease is nearing renewal by telling tenant that she can move in but when the lease renews, it going up xx dollars.

Also, if the kids are young, does the unit has de-lead certificates?

Some States it may be illegal to charge for water, so increase it for another matter.

If you have a no pet policy, make sure they know it.

about a week old, but definitely get new ones.  NH has no state tax, big box stores have them for $99 a lot of times.  Heck, depending on the age of the old ones, you might end up with newer water saving ones.

Also, for future issues like this, can you purchase a camera/dvr system and point it at the drop box?

When FEDEX or UPS does a box pickup, they turn the "dial" to state the pickup was one.  Can you post up a sign stating the rent has been picked up for the month and your rent payment is late and to now include the late fee too ?

Another thing, if its a drop box, if you pickup at let say 8pm but they drop it off at 11:59pm and you go back on the 6th....who is right?  just being devil's advocate.

in Massachusetts, you will always be taxed. haha. Anyways, if I remember right, you will have to register the LLC in Massachusetts too. I can't remember that actual word/lingo, but its like "remote" LLC, which MA now charges $500 a year too like a full local LLC.

Did you clarify that he wants the whole vinyl ceiling or just the part that has the stain/leak.  Can it be cutout and replaced? 

If they require the whole ceiling and its a prohibitive cost, then do like @Karen Rittenhouse suggests unless someone has a better idea.
