I do not know about CA, but if its a gas stove..... you want to supply it !
They will never spend the money on a gas plumber and DIY. Oh no!!

If the properties have to be inspected every 4 months, then it won't be free estimates anymore. Businesses will charge us for the visits and we will need to pass the cost down to tenants.
As for heating systems, it sounds like even the gas on gas type heating stoves in living rooms (opposite sides of stoves) is not allowed too? That's going to cost too

I do not know if there is a law on it, but some town/cities do require you to post a sign at properties (commercial?) that have contact info like a telephone for emergency contacts.
As for giving out a number, I definitely do as I want them to call me in an emergency. Just let it go to voice mail and respond accordingly (right away or next day).
I see it as the good ones will contact you as needed and the real bad ones you will eventually terminate the lease or evict.
I want to protect my investments.

I use Zillow because it automatically pushes it out to others like trulia and hotpads. All of it free.

no, its not legal. The contract from Section 8 specifically states the agreed price.
If they do not come up with the 500 or so... you can not turn to section 8.
Not to mention, that would be 500 or so more than what section 8 already expects or thinks they can afford.

I am not an Attorney, but you might want to check on using Smartmove or any of the other apps.
We all know its illegal to charge an app fee, but requiring a tenant to use it may cross the tenant friendly line. The last thing we need to find out is a judge agrees with them.

it depends on who gave you the security deposit ?
If its under one name and that tenant is staying, then you hold it. If the leaving tenant asks for a portion, you tell the tenant to see the sec dep name.
If its under the leaving tenant, then you need the other two to put up the new sec dep.
You need to write up a new M2M lease for the two staying tenants.

I do not come out and say that I am the owner. But do not deny it once anyone asks.
I tell them that their are other owners so when making decisions....you need to discuss it with them.
If they ask about fixes and stuff, just tell them to contact the prop mgmt. folks. Say it nicely and right off the bat.....so they get use to it. If they ask why, you just saying its better for tracking, response, etc.

Actively chasing them is not worth it (to me). Most of them do not have the funds and if you "find" them and try to serve them to garnish their wages won't work. In MA, they follow guidelines like their first amounts (%) are "protected". Also, once they find out your going to garnish, they switch jobs and you have to start the process all over again.
