Anything is possible as long the numbers make sense. Do you know your holding cost? , Construction, and acquisition cost? Do you know the market rents?

I dont know how your area works, but in NYC / NJ , you need a permit to perform any electrical work. I would check and see if a permit was pulled. That would be step 1.

I’m no expert on these type of arrangements, but I don’t think you would just write a check to him without some form of written agreement, or maybe a lien , etc .

General Contractor is my day job . I feel it perfectly ties into real estate . I don’t think I would choose another profession . However , I wish I took this journey sooner .

Most of my simple Bids are generally broken down by trade with a bottom line price. I do not break down labor and materials. In most cases, thats sufficient enough for my clients. Once someone starts asking about labor and material cost, I rarely provide this.
If you are after Time and Material, look for a Handyman, they charge time and material.
As mentioned above, you have different levels of GCs, especially where i am From in NYC.

I would look into your BRRRR process again . Generally BRRRR properties are distressed properties that don't qualify for traditional financing . Then you force appreciation into them , then you rent , refinance at the new ARV, then repeat .
Unless you a getting a crazy pennies on a dollar deal, it would be really hard to get all your money on the front end without the rehab being completed.
Just my 0.02.
