I will do that, but perhaps better question might be, what tips and strategies are there for getting off market small multifamily deals?

I have used the MLS, but there doesn't seem to be much. I can filter it by Residential, Investment, Rental, Short Term Rental.

But in looking in these different filter groups there doesn't seem to be that much out there (at least none that aren't in warzones).

Hey BP Nation,

I am looking to stop dragging my feet and get my first investment property this year. I want to get a Quadraplex because I want to eventually hold a portfolio of multifamily apartments buildings and I thought that a Quad would be a good start. I bought my first home last year and finally talked my wife into being ok if we were to house hack ourselves into a Quadraplex (if it were necessary).

I have access to the MLS, but I can't find any QUAD or Triplex deals on there. Where do I go to find these deals? What are some of your best approaches to finding these deals?

I live in Jacksonville, Florida.

Glenn, thanks for commenting.  You wouldn't believe the coincidence but I was literally listening to the BP episode you were on yesterday.  Eliminating the hassle factor!  A real life BP Celebrity is commenting on my post!!!  LOL X^D

It got me thinking of trying to purchase properties with the interest of partnering with local Assisted Living Facilities to rent out.

Hey BP Nation!

Can we get an episode solely dedicated to the DUE ON SALE clause, SUBJECT TO deals, and OWNER FINANCING (if this last topic fits in with the 2 others)?

I'd love to hear (and I'm sure I'm not alone) from professionals and experienced investors share their knowledge on these topics.  Especially with examples of how/when the DUE ON SALE clause was triggered and actually followed through on.

I absolutely loved the podcast with Grant Kemp.  He had a bunch of experience on the subject to deals, but I'd love to hear stories of how exactly he pacified the banks after they began the due on sale proceedings.  I also want to hear from people who failed to 'pacify' the banks when the due on sale clause was triggered and lessons they learned.

Thoughts from anyone else?  Am I alone on this?

The LocalREIA is having a class that teaches how to estimate costs for flipping.  Tomorrow is the last day to signup if you want the early bird special.  I've heard good things about the class.  It is in April, but attending the Local meetings should help build contacts much faster.

Thanks, John! I have been attending my local REIA. I will keep trying to asking around.

The funny thing is, I think I make "networking" out to be way more complicated than it really is.  Its just talking to people.  At these groups I've met a few people but I'm still looking for a set of good contractors and some people and private lenders.
