I'd like to find a good deal on my own and then collaborate with that individual(partner) to help fund the deal with a mixture of private money and hard money to work together on the flip and then split profit 80/20. 80% for the partner and 20% for me!

I'm really interested in just the experience and building a relationship to do more in real estate! In short, I'm good at the acquisition but not so great in the funding/experience department!

If I could bring you a good deal and the numbers work, would you be interested in partnering?

My name is Rickey Brunson, and I'm excited to be a part of this amazing community of real estate enthusiasts. I'm relatively new to the world of real estate investing, but I'm passionate about learning and growing in this field.

I believe I bring two key strengths to the table: negotiating deals and building strong relationships with people. I also have a good foundational knowledge of real estate investing strategies. However, like many newcomers, the one obstacle I face is the availability of capital to fund a flip project.

With that in mind, I'm reaching out to inquire if anyone in the Columbus, Ohio area might know of reputable hard money lenders or angel investors who are open to collaborating on real estate deals. I'm eager to find partners who share my enthusiasm for real estate and who are willing to work together on potential opportunities.

Details I like to know, rents, lease terms, age of mechanicals, any updates/renovations. I'll look over my own comps and decide on what I want to offer after that. 


 Yeah, he dropped down further but not in the 300's. It wont work! You'll end up losing money instead of getting a profit.

There are a ton of question. Check sewer line, roof, tax liens, furnace, A/C, window age, etc... Run comps to make sure prices are fair as well. Make sure if you do the whole thing off market you get a good inspector to flag anything that needs attention.

Currently looking at two properties that are both apartments

One is a 4 bd 2 ba for 460K for 82 days on market

the other is a 10 bd 10 ba 650K for 19 days on market

These are both for sale by owners, so the question I am asking is when buying a property from a landlord such as an apartment building what are the right questions to ask to make sure I get a good deal and you're not getting screwed over?
