@Aaron Bihl

Agree. Maybe one day I can buy you a coffee or beer and pick your brain. I’d like to have a solid plan before I start looking. Do you go as far as Kerville?

Thanks Aaron, I'm not really a meet up kind of guy. If I'm not working, I'm running calls for Bergheim Volunteer Fire Department. I have chatted with an Agent I used to buy my house but I got a feeling that helping hunt down "good deals" for rental investments wasn't in her wheel house. How do agents feel about someone looking for an investment properties? I'm sure it's different then someone looking for their home.

Hello all, My wife and I are very near our goal of being debt free including our home. In six months or so I hope to have enough saved to buy our first investment / rental property. At 58 yo my goal is to have 3 to 5 homes supplying good cash flow by 65. My thoughts are to make large down payments 25% - 50% on the properties to increase the monthly cash flow. I'd really like to have a few of these homes mortgage free. That's my plan as of now but of course it's very fluid and I'm open to change.

I live in the Texas Hill Country about a hour north of San Antonio.

I will be lurking more then posting, also I hope to build some good relationships from these forums.
