I just started a new MasterMind with some my peers and I was wondering if anyone had a good template for how to prep for the hotseat portion?
Thank you

Hello BiggerPockets community!
As 2019 comes to an end and we look forward to a strong 2020, I have a quick question.
What are your top choices for 3 conferences or seminars that you would recommend for 2020 for someone just getting started in wholesaling?
Thanks!

@Chinmay J.
There is a lot of bad advice out there. Like anything else get recommendations from people you trust. Talk with those referrals and see who you like, who has a model that goes with what you want to accomplish, and charges how you want to pay. It should always be about what you want and how you want to accomplish it.
Financial planning is not just about retirement. It also has to do with the now, the how, and the why.
So having a professional on your team that focuses on making sure there are no surprises now or later is paramount. Because a lot of people believe they are good with money but they forget about the planning aspect: taxes, draw down strategies, social security strategies, health care, risk protection, and legacy planning just to name a few.
So it’s up to you to decide the right path for you, but at least have a couple of conversations.
Best of luck!

Post: Joint Venture opportunity, how do you know it’s a good idea?

Hey everyone,
Background: I have an opportunity to do a Joint Venture on a single family home. The business model is profitable and the cash flow looks good.
Problem: I was introduced through a mutual acquaintance. I do not know this individual from Adam and I am not to keen on working with people I do not know and trust well.
Question: Has anyone ever purchased property with a near stranger? If so what precautions did you take? What red flags did you look for? Any other practical advice?
It looks like a good opportunity, and a good opportunity to learn from someone that has been doing it for a while. But I’m not to keen on being hustled or taking unnecessary risk.
Thanks

The 2 things holding me back are: experience and knowledge of the city.
I have read numerous books and listened to dozens of podcast, but still not feeling very confident. I plan to buy my first property in January of 2020.
So, if you have any connections in Columbia, SC, lets grab coffee!
