Hey BP, ive been wholesaling properties for the last 4 months and im trying to save up money so i can do my first flip. I was curious, could i do my first flip with $50,000 saved up, and how would i put the money to use. I know a couple ways but want to hear your guys personal opinions and advice. say i want to purchase a $250k home needing 25k in repairs. It is possible correct? would i be putting all that money down up front? or would i just get a hard money lender to spot me the other $225k ? thanks

Go to a local investors meeting! i know everyone says it but trust me it works! its the best place to meet a lot of different investors and also market deals. you will definitely be glad you did

I always suggest craigslist, thats my one stop when advertising a property, depending on your area, you will have your phone ringing all day if you post the ad a couple times. you can also try out MyHouseDeals.com i find a good amount of properties on their everyday and i also posted one on there a while back and had a good amount of investors see it. I co wholesale deals nationwide, its my specialty, if youd like you can message me and ill discuss with you how i can market it for you and sell your deals. I market for slightly higher and keep the extra money made that way you dont have to split the assignment fee with someone else, its a win win situation. let me know.

what do you suggest for getting a list and also, do you just buy your own postage stamps or how do you mail them at since id be doing it on my own. Ive been sending out personal letters for a while now to pre forclosures and i jut put my own stamps on there, it just gets a little expensive to pay $10 for only 20 letters. Ive decided to buy a few hundred bandit signs and i am also going to try doing in-house direct mail. thanks everyone for the feedback

Watch a lot of youtube videos and read a lot of bigger pockets posts! you can learn a lot just like i did. If you have the money, buy Tom Krols wholesale coaching software. You dont really need coaching though! it only makes it easier if you happen to have the money. I never payed for any coaching. start off by posting craigslist ads, and bandit signs. I learned that the easiest way to get started in wholesaling, which will also teach you a lot, is to start off by begging other wholesalers with deals to help market it to your cash buyers for a little extra then their asking price and if it sells you will just keep the extra money earned. This way it is a win win situation and everyone gets paid. To find wholesalers with properties, search on craigslist "arv" this will bring up posts from investors. then contact and ask if theyd be interested in you marketing it. or search "we buy houses" and call all of the numbers and ask the same thing. I would start building your cash buyers list immediately. this is the easiest part in my opinion. simply just post a "ghost ad" in other words act as if you have an amazing deal for sale with an awesome ROI and cash buyer investors will flood your email and phone with interest for the property. then you tell them unfortunately the property sold but im always getting new deals and get all their info to contact them about any deals you might co wholesale. post these ads in different areas near you and build your buyers list. Thats the easiest way and most fun way in my opinion. Im only 19 years old so if i can do it, you definitely can! hope i helped you out a little. message me any time if ever have questions!

HELLO BP, I WANTED YOUR GUYS OPINIONS, I PLAN ON INVESTING SOME MONEY INTO MARKETING, I WAS THINKING ABOUT GETTING INTO DIRECT MAILING, WHAT DO YOU THINK WOULD GET A BETTER RESPONSE AND BE MORE WORTH THE MONEY, $250 FOR DIRECT MAIL OR $250 WORTH THE PRINTED BANDIT SIGNS (200+ SIGNS). I APPRECIATE ANY FEED BACK!!!!
