hey im 18 years old and im getting into wholesaling and im bird dogging for a couple investors. my Goal is to start flipping as quick as i can, however being 18 it almost seems impossible but i have big dreams and know i can make it happen if i keep fighting to make those dreams come true. What i expect to do is put aside all the money i make on either wholesaling or bird dogging my next property (should be anywhere from $5k-10k) my question is, can i make that money useful to start flipping, i also have another 3k im willing to add to that. One of the investors i am bird dogging for is a Great guy! he lets me call him whenever and gives me any advice i need and is super honest and will tell me what to do to make the most money even if it means giving up a deal he could easily pay me way less for. hes definitely someone who will play a huge role in my career to come flipping houses. Do you think its possible for me to be able to get my first property to flip with that little of money. I obviously dont want to ask him because i feel like it might make look dumb, but what i was thinking was, do you think he would be willing to help me get my first property flipped if i threw in all the money i have to help him flip a house if i find the property, and he gets the money to buy and fix, but i help with a lot or most of the work, and take a 35% profit cut? like i said im willing to throw in all the money i have if it would be of any use to him, i know he has an extreme amount of connections, for both hard money, and all the contractors he hires to do the work and etc. he flips  about 4 houses at a time. i really want to get into the business with him! do you guys feel like thats asking too much and unrealistic ? would that be TOO generous for him to do or does that sound reasonable enough to where he could benefit from it ? any advice would really help! i need feedback so i know where i stand with my wild dreams. hey im a 19 year old who is new to real estate investing and my goal is to become a full time "flipper" eventually. right now i am focusing my time on wholesaling properties and bird dogging for investors. I have a question, is there any way to invest a small amount of money into an investors flip to get a small return but be able to be hands on and follow the flip until the day the rehabbed home sales ? Pretty much what i mean is, would an investor who is flipping a property, be willing to take about $3,500 cash from me, and allow me to get a return of about $4,500 ($1,000 profit) but allow me to be hands on with the flip, as in, let me see the property while they're rehabbing it and let me see kind of how they do it so i can learn more about it and see how its done? what i was thinking is, since im bird dogging with investors, do you think one would be willing to instead of paying me to bring them a good property to flip that they can make money on, not pay me anything and let me do that ? Im really just looking for sort of a mentor and for experience in the game. i feel uncomfortable asking the investors ive been working with. What do you guys think? Would you do it ? any advice is very helpful!
