I just received about 5 non performing notes for sale - they are in the higher $ range. The seller wants the buyer to provide a proof of funds before they are even allowed to get info on the note to complete their due diligence. What would the buyer need so if they wanted to buy the note they would have enough info to do so? These notes are bank owned and are being offered at 50% LTV.

Hi Guys,
I am getting more and more involved in wholesaling. I was wondering how to qualify a buyer - and should we ask for proof of funds before we even find them a property? Sometimes I get buyers who are not what they say.

thanks for the input - normally I would know what to charge because my deals are usually selling between $100k & $300k. This just happens to be in the multi million dollar range and that's why I'm not sure.

I have an opportunity to wholesale a very large apt complex. Since this is my first time I do not know how much to charge. Somebody told me .0025 of the sales price, which will generate a very nice figure. I don't want to loose the deal by charging too much but I don't want to be below value either. Is there a formula to figure this out?

Ryan,
Can you recommend the company that provides you your leads that are 3 days old. I just saw a webinar from SalesTeamLive.com and they do everything for you except you do pay for it. And right now .30 to .60 sounds a lot better and I can afford that right now.

I've read your posts. I have meetings today so I will wrap my head around what you are actually telling me later on today. Because reading it once is making me think. Reading it again will hopefully make it clear lol :)
But I really appreciate your input - I would really like to make some sort of $ here because the opportunity is big.
