Property managers can be tough, but it's very difficult to manage from afar. I've seen it done, but it's not easy, even with modern technology it makes a whole lot of difference to be able to go the property yourself if need be. And also to meet with local contractors, vendors, etc. I would lean toward hiring a manager.

All things being equal, it's a lot easier and less risky to invest in state than out. But if you're in a really expensive market like LA or NY where cash flow is all but impossible on anything but larger multifamily, then it might be worth going out of state. But I would always lean toward in state investing.
