BRRRRs are actually a bit easier now than a few months ago (although you should be more conservative on your price) given that the market has softened (easier to find deals) but prices have only gone down a little. The biggest problem is cash flow and, of course, getting the DSCR good enough a bank will refinance you out

Hey everyone, we're looking for a commercial leasing agent for several properties we have, mostly on the smaller size. (A restaurant coming up in Grandview, possibly a 4250 sq. ft. office in the Waldo/Southtowne area of KCMO and a 1000 sq. ft. offices in Independence). Please let me know if you have a recommendation. If those are the comps (and from what I know about Bend, that sounds right), then it's almost certainly still a good deal. But it likely won't cash flow so you will either need to hold it until (if) rates go back down and refinance or flip it for a profit.
