IMO you need at least some money to really do a BRRRR deal. You just have no room to maneuver if you don't have cash (or a partner). So building up your savings is the best thing to do first. Jobs are not a bad thing here. Buying a duplex or fourplex with an FHA loan (only 3.5% down) is a great way to get into real estate. The best in my judgement honestly.

I think that's a hydrostatic crack and looks pretty bad. I would get a foundation contractor to give you a quote on it and retrade. Or if that's too much, just back out.

We find properties on the MLS every once in a while. It used to be quite common when there were lots of REOS between 2009 and 2013 or so. But today it's quite hard. That being said, it's getting easier, but the market is also soft so a great deal in 2023 needs to have a steeper discount than it did in 2021.
