With that much, you have $125,000 to buy a house with, which isn't a lot in most places but there are some areas that you can get deals done for that much. Is there anyone else you know who could lend you a bit as a second loan? You could also get a bank loan up front (and then again on the back end) but that will cost two sets of closing costs so I would definitely try to get away from that.

Yes, this is an absolute must. A paystub or W2 will suffice though (as well as an employer reference)
