From what I've seen with wholesalers, it's the Pareto's Principle on steroids. 20% (or less) get 80% of the deals. And 4% get 64% of the deals, if it's not more extreme. 

The problem is that wholesaling is all about volume. Unless you get a really, really good deal, there's just not a huge amount of money in each deal. And there are a good amount of costs in marketing. Many think it's really easy money, but you have to do a lot of deals to make anything worth while. So I think a lot get disillusioned quickly and quit when they realize they aren't going to make tons of money quickly and it's actually a lot of hard work.

Biggest questions are what you plan to do with the money and what the interest rate is. With rates as high as they are now, the juice better be worth the squeeze. The fees look fairly standard from what I can see. Appraisals are particularly cheap as they were desktop appraisals, which is nice.
