You rarely know what your doing "in all aspects" and especially not at first. And RE isn't about getting rich off of any one deal. It's a process, the get-rich-slow scheme so to speak. Congrats on deal one!

Had a pivot a bit when our original strategy didn't quite work out, but other than that, doing quite a bit better than were expecting tbh.

I doubt it. Unless they know someone personally, it's unlikely they'll be much help in this regard. On the other hand, I would hope they would have good bank and hard money lender contacts.

Most of these things would fall under the caveat emptor and you should tell the buyer that (although probably not in Latin). The sewer line might be an issue though. Depends on what you put on the disclosures (and perhaps state law). If you said you don't know, then they had the right for due diligence and chose not to scope it. If you put it was good, then you're probably liable. Questions for an attorney for sure, or you could try to buy them off to go away (say $1000 or $2000). Just make sure it's in writing.
