We're still using BRRRR although it's not as easy as it once was. We were doing "almost BRRRR" and really taking advantage of the low rates last year and the year before by refinancing some older properties with low rates to make up the short fall. As the market softens, I think BRRRR will come back to a degree. (Well, other than perhaps the refinancing part.)

That price for hydro jetting sounds way too high. And the replacement sounds really high too, even going under the sidewalk. I don't think we've ever paid more than $10k and had some nasty ones. Get some more bids.

Time in the market > Timing the market.

The recession has probably already begun but there's still a huge housing shortage so I don't think real estate is going to be hit nearly as hard as the rest of the economy. I'm not a fan of waiting for the market to turn. I have a friend who has been waiting since 2015 and is, well, still waiting. In a volatile economy like this, I would definitely be careful and demand only really solid deals. But I definitely wouldn't just sit on the sidelines.

Joe Fairless' book Best Ever Apartment Syndication Book is also definitely worth reading.
