With very cheap properties, I think the best way to get them financed is to bundle them into small portfolios and then approach a local bank with them. Preferably, these properties shouldn't be in warzones of course. If you have a good relationship with a bank, they might lend on a small one by itself. But most banks would rather lend more than $30,000 at a time, thus bundling them together can help.

He's never managed anything for me, but I have had lunch with him a few times and listened to a talk he gave. I also tried to buy a 20 unit apartment he turned around. I've been very impressed with him and he seems to have a wealth of experience and knowledge. But, since I haven't ever used him, I can't personally recommend him. I can only say, I would recommend considering him. But always ask for references and do plenty of due diligence before picking a manager.
