Hello, This is my first out-of-state deal and I'm a little nervous. Would you recommend hiring a property manager to oversee the rehab? What are the pros and cons?
Have you had experience with similar projects and hiring a property manager? If not, what other options do I have? Any suggestions are appreciated.

Overall, Pueblo is a decent investment market. The quality of tenants will be lower than what you will find here in the Springs, but acquisition prices are a bit better. One other key factor I'll highlight to make sure you are aware of is the new Fannie Mae/Freddie Mac regulations that went into effect in March 2023 regarding refinance timeframes. There are exceptions to this of course, but definitely something to look into as it could affect your BRRRR timeframe and plan.

@Rita Samaddar @Jordan Malara gave some great insight! I lived in Pueblo for 4 years attending the College ,CSU-Pueblo. Pueblo West, North section above interstate 50, and just south of the CSU-Pueblo Campus are areas I would be okay investing in. The type of tenant is something to consider if it is worth your time for buy and holds.

Hello Melisa! No, we did not join her course. We were not satisfied with what they were providing for $8000. All of those pieces of information are available on the internet and in books. We are self learning and soon will be doing our 1st BRRRR.
