Good idea, as long as there isn't a law that says a deposit must be a certain amount, like one month's rent. It might be an issue with legal citizens who have poor credit (if charging a double deposit is not allowed), but I'm sure anyone who's undocumented probably won't complain as they may be having hurdles finding a place to stay and don't want to draw attention to themselves, so they might pay a double deposit.

If it's legal in my area, I think I'll do that, charge a double deposit for anyone who has poor credit. Or, just wait for someone who has better credit. Then again, I think I'll use a property manager when I get my multi unit building.

I recently bought a rental property(town home) in Lehi, Utah and got a request from an undocumented immigrant to rent the same. I tried to research the local state laws on whether it is legal for a landlord  to rent the unit to undocumented immigrants. I came across an article on internet where a real estate investor in Kentucky state was acquitted but not charged eventually. I am myself an aspiring immigrant on visa status currently and don't want to jeopardize my chances of permanent residency by breaking any rules/regulations/laws. Apart from this, it is equally important for me to follow the rules and regulations of city, state or country irrespective  of my aspiration for the permanent residency. I researched a few articles on the internet but did not get a definitive answer.

Any inputs or advice from folks experienced in Utah state on the same would be greatly appreciated. If its perfectly legal, would also like to know the tips for renting the same like co signor or anything else that would be helpful to cover the risks.
