Hey Michael - Welcome to BP!
Diving into BRRRR is an awesome way to get started! While investing locally is usually the easiest route, SoCal can be challenging with high entry costs and competition (though it's definitely doable!). Some investors make it work by targeting less saturated areas nearby, but a lot of folks find more affordable markets out of state, which can make this strategy more feasible.
Capital needs can vary quite a bit depending on factors like partnering, financing options, and property types. I’d suggest researching and staying open to different markets, then narrowing down your options to start building your team. Happy to connect—feel free to reach out if you have any questions!

Hey Doug -
Congrats on your flips. As you jump into rentals, have you thought about the refi side yet? DSCR loans could be a good option if you want to continue to grow your rental portfolio. Also, connecting with local realtors or property managers could help you get a feel for market rents and tenant management. Happy to connect with you!

Hey Seth -
With your construction background, you're in a great position as leveraging that rehab experience will be a huge advantage when securing financing. I suggest reaching out to local realtors in your area/start building your team. Happy to connect with you if you have further questions!

Hi Ximei -
If you’re leaning towards BRRRRs, start by exploring investor groups or local meetups to connect with realtors, lenders, contractors, etc to build a network before you dive in. The right connections can help manage the rehab side and reduce some risk, especially if time is tight with a demanding job and young kids.
For the single-family route, consider markets that have potential for both appreciation and cash flow, so you’re building equity over time even if it's a slower route to property number two. That being said, are there any specific markets you’re looking at?
Good luck and happy to connect with you!

Hey Roy - Typically, previous experience is weighted heavily with hard money lenders, so they might offer better terms to flippers with a track record. However, the good news is some lenders are open to working with first-time flippers, especially if the deal looks solid. It might be worth reaching out to a few lenders to see who’s open to beginners and what terms they’d offer
