Hey Spencer!
From what I'm seeing, most max cash-out refis for DSCR loans are currently capped at 75% LTV (up to 10 units). If you're getting 80%, I'd love to hear what the qualification process looks like, since that's not something I've come across lately. Rates right now are hovering around 6-7%. Is that similar to what you've seen?

Hi Karen - Building strong, reliable relationships with a few key lenders can simplify the process and build trust over time. When a lender understands your investing goals and strategy, it often leads to smoother transactions, faster approvals, and even better terms. It's definitely worth focusing on cultivating those connections!

Hey Frank - Interest rates/fees vary depending on the lender and loan type. For a hard money loan, you might be looking at interest rates anywhere from 9-12%, with points typically around 2-4%. Since you have excellent credit, that could help a bit on terms.
Do you have recent rehab experience? That can play a role in aquiring favorable terms. Also, I am based in Tampa so I'm happy to connect!

Hey Shaqiul - Did you end up moving forward with a refinance? Since it’s been a little while, I’m curious how things played out for you.
Just wanted to mention, for a cash-out refinance using a DSCR loan, the max leverage is typically around 75% LTV. This is because lenders see cash-out loans as higher risk, especially with investment properties, so they limit the LTV to reduce exposure.

Hey Tyler - welcome to the community!
It sounds like you’ve got a solid foundation with your contracting business. Fix-and-flips are always an exciting space, are you considering BRRRRs as well?
Also, I’m from Newburyport if you know the area and would love to connect. Looking forward to seeing what projects you’re working on!
Thanks for the warm welcome! I'm definitely exploring the BRRRR strategy alongside fix-and-flips—there's a lot of potential in combining both approaches for long-term growth. I'd love to connect further and exchange insights. I'm familiar with Newburyport—it's a beautiful area! It would be great to discuss opportunities and projects in both of our regions. Looking forward to connecting and collaborating soon!
Sounds great, I'll send you a dm!

Hey James -
You're right, a DSCR loan can be a great option since it focuses more on the property's income than your personal income. There are a few different ways to go about it depending on your goals and property type. I'm actually from Newburyport and would love to connect if you're interested. Sending you a dm!
