Thanks for the replies...

We did indeed use a realtor-- a good friend-- and it's going well so far. Our biggest concern is sliding in under the first-time homeowner credit which ends soon and I think she'll help with that, certainly.

We opted to have the crawl professionally rehabilitated after tearing out sections of floor and replacing some joists ourselves. We also installed our own perimeter drain first. Property should be on market in two weeks..

We're trying to get a rehab that's almost finished sold before the tax credit expires...any thoughts on using a realtor? I've got one I trust and that I've worked with and for, but it's a chunk of change that eats into profit...is it worth it? Thoughts appreciated!

Tried to quote Jon's "things work at their own pace" post but I screwed it up....anyway...I've brought this post up in a few conversations since reading it. I talked about it with my wife, my business partner and others--and most of those conversations weren't about real estate. ...so how "stale" is the website of upcoming sherriff's sale properties that a firm handles for several of my state's counties? Still pre-forclosure but after the NOD as well as after tons of other eyes have seen it?

Don't know about Cali, but I'm working on a 3 bed, 1.5 bath rehab. It'll sell for under 100K but we'll still make $ because we bought it so cheap and did all the work ourselves. It's in a desirable area. At the low end of the market, I imagine that location is paramount. I don't have much experience though, so we'll see what happens. Good luck!

I totally agree with Raymond, Ty and others about how instrumental BP has been in my business life. I've learned more about RE investing in particular and money in general from this site than from any other resource. Thanks All!

According to the negotiator, the short sale is in the works at the bank (approved?)....He seems to think it'll take a few weeks. He justified his fee to us by running through all the legwork he's done with the bank etc.

We're going over our purchase agreement now and we should meet with the seller and the negotiator soon.

After speaking with the title company, they said any liens will be caught at closing, so as long as our PA is good with adequate "escape" clauses, we'll be protected. Will that clean title search turn over HELOCs and other liens?

we'll pay him at closing...closing will be title company, owner, this rep guy and us....
