Hi, I purchased a house to flip in South Orange NJ using hard money lender. I didnt get approved for enough rehab money as I hoped but still moved forward. Listed the house and it is not getting any offers. The house isn't bad just needs an additional $10k or less of additional work. Any investors/wholesalers interested??

@Anthony Susco the price range I want to start in is in the 50k-75k range so I think that limits me to certain areas.

Hello all,
Are most investors that look in Newark preferring flips over buy & hold? I am selling one of my properties FSBO and I got no calls from investors looking to B&H, only people looking to move in but lease situations aren't favorable for that.

Hi, as an architect I have experience in this area. You are probably looking at $150-250/sf range but I would lean more toward the $250/sf given the roof raise.

You technically don't need to have a realtor involved to make a real estate transaction. If he doesn't want to use one, all you need your attorneys. Once you see the property and if your interested ask him to send his attorney info to you so you can submit offer thru your attorney. Both are protected.
