I am looking into a 1031 Exchange from a LTR house to a STR Beach house type STR but I'm not sure how long we will keep that. If we sell and just cash out from the beach house what are the ramifications?

How much emphasis/effort do you put into the Welcome Letter for your STR? Looking online some look like cards to long lost relatives! Getting set to have our first guests over TG and trying to get something out together.

We have been looking at Maggie ever since we went to the park last year. Sleepy little town, Kind of the anti-Gatlinburg. Seems like a lot of potential for rentals as people try to get away from the crowds. I am curious how summer rentals go there.

I was not totally clear on how one could be “targeted” but assumed it was some type of liability.

I have a couple of LTR's currently leased that we own outright. Have had decent success and only a few issues. Looking at a STR in order to diversify and have a place to visit on occasion. A friend with LTR's said properties with no mortgage become "targets" for unscrupulous types. I assume they don't want to take on a bank or mortgage co but an individual or LLC is vulnerable? Wondering what thoughts there are on this?
